Responsibilities: Primarily be involved with market and competitive intelligence research and the feasibility studies of real estate-related developers. Initiate and execute market research and company surveys, gather competitive and market intelligence on competitive products through direct research, first-hand analysis etc., and writing executive summaries. The scope of this particular work involves the analysis of market trends, statistic, growth, IRR, documentations, market segmentation etc. It covers generally each of market sectors i.e. commercial, residential, industrial, hospitality etc with a view towards giving advice and solutions to specific inquiries and problems. The role primarily supports the pricing team and any research related enquiries received from the business units from time to time. Key Accountabilities: To set up market intelligence / research databases on the following: Profiling of all developers and development projects in Dubai in terms of product mix, prices, marketing strategies, USP, competitive SWOT analyses and etc. To produce monthly/quarterly reviews of the property market identifying trends in terms of product offer, price and etc. To assist pricing team to carry out the following: To conduct market research on relevant projects; through direct and indirect research means i.e. obtaining raw data from the market and/or through media related tools. To prepare and apply financial models and cash flows To carry out thorough research on market, financial, risk and opportunity analysis. To keep the Sales team abreast with all the latest laws, planning regulation and guideline from the relevant authorities. To record all property technical specifications, basic capital structures and real estate terms, interest rates, growth, IRR etc. To provide training to other support staff for future growth and support the pricing team in other tasks may be assigned from time to time. Ideal skills, experience and qualifications: Degree qualified in Research related studies, or Finance, Accounting, Real Estate with strong work experience in the field of Property.
