Work Experience
CONSULTING / PARTNERING, 10/07 to date. Proposed by major A/E/C providers for senior management of large projects, contingent upon contract award. Includes Gilbane Construction proposal to construction manage Harvard’s Fogg Art Museum project; URS Corporation proposal to program manage Harvard’s museum and cultural projects; and Faithful & Gould proposal to project manage expansion and reconfiguration of Joslin Diabetes research facilities. Fee basis consulting includes Museum of Science, Building Envelope Technologies, etc.

PROJECT MANAGER, 2/05 to 10/07 with the former Archstone-Smith Operating Trust (NYSE: ASN), Boston, a national developer and operator of luxury apartment communities, acquired by Tishman Speyer Properties in 10/07. Assignments included:

High-Rise Residential. Responsible for engineering, construction and special permit compliance for the $185M Cambridge Residential in East Cambridge. Cambridge Residential is 715,000 square feet, with 426 units in 22 above grade stories and 433 parking stalls in three subgrade parking levels. Site development included two new streets, major infrastructure and underpinning of the elevated MBTA Green Line. From 2/05 to 3/07.

Claims Defense Planning. Assigned to negotiations, mediation and litigation planning in response to contractor escalation claims $13M+. Claims resolved in mediation. From 4/07 to 10/07.

CONSULTING, 11/03 to 11/05. Providing project management services on a consulting or contract basis. Projects and clientele included:

Biotechnology Lab Fitout Management. Consulting project management to Hanscomb Faithful & Gould on select portions of the Novartis Institute for Biomedical Research conversion of the historic Necco Building, Cambridge, into research facilities. Assigned management for special biology and chemistry laboratories, including vivarium and research animal management areas, select NMR and MRI installations, etc. Full time from 2/04 through 12/04.

Claims Preparations. Consulting to Peabody Essex Museum on claims emerging from design and engineering errors and omissions. Part time from 10/04 through 11/05.

Feasibility Analysis. Consulting on feasibility and permitting to Terry Magrath for proposed luxury condominiums development on Roundy’s Hill, Marblehead. Part time from 12/03 through 7/04.

SENIOR PROJECT MANAGER, 10/97 to 11/03 with The Peabody Essex Museum, Salem, the nation’s oldest, continuously operating museum. Recruited and relocated to project manage expansion and renovations associated with a $125M capital campaign. Responsible for development budget planning and phasing / schedule planning; architectural and engineering services management; construction management; in addition to team responsibilities for acquisition, permitting and project legal defense. Six year project summarized as follows:

New Museum Wing. In excess of 105,000 square feet, the new wing includes a 12,000 square foot curvilinear skylight over three-story entrance concourse and atrium, a 200 seat auditorium, day lighted galleries, full service food preparation, retail, exhibition support areas, etc. Building’s structural and environmental systems largely unconventional and engineering-intensive.

Enabling Work and Site Development. Site work included relocation of two 300 ton masonry structures, multiple building demolitions, street realignments and infrastructure, amid historic downtown campus. Site development included commemorative park grounds and public gardens.

Historic Structures. Renovations and retrofits of historic structures in excess of 80,000 square feet, including two structures designated as National Historic Landmarks. A central feature of the project included the conservation and installation of a 200-year-old historic, 5000 square foot structure transported from Anhui Province, China.

Complex Development Process. Development included acquisition of municipal land and public right-of-way, complex permitting and multiple legal challenges and litigations in a politically charged environment..

The Peabody Essex project was awarded the Build Massachusetts 2003 Grand Honor distinction. The project has been featured in CBS, BBC and New York Times coverage.

CONSULTING, 10/95 to 10/97. Providing general project management services, Pittsburgh. Amongst others, most significant projects included:

Medical Center Vertical Expansion. Two-story, 36,000 square foot vertical expansion and site development of an existing suburban outpatient facility, converting it into a 37-bed, full service hospital for Saint Francis Health System. Responsible for directing planning, engineering, permitting and construction startup.

New Medical Office Building. Out-of-ground, 20,000 square foot medical office building and site development for Saint Francis Health System. Responsible for economic feasibility evaluation, securing required zoning variances, definition of project scope, design and engineering management.

REAL ESTATE PROJECTS MANAGER, 4/90 to 8/95 with the former Legent Corporation (Nasdaq: LGNT), Pittsburgh, a major systems software developer until its 8/95 acquisition. Responsible for management of all major real estate and facility projects throughout North America, including planning, budgeting, scheduling, design and engineering, construction, etc., in addition to project related legal, accounting and media issues.

Project delivery responsibility at Legent, by personal management or through directly reporting staff or contracted management consultants exceeded 650,000 square feet and included:

New Software Development Center. Site acquisition and out-of-ground development of seven-story, 250,000 square foot, $41M software development center along Pittsburgh’s Parkway West. Recognized as one the region’s premier office developments.

Corporate Headquarters Shell Retrofit. Retrofit of a five-story, 140,000 square foot, partially completed and foreclosed shell building along Dulles Toll Road, Herndon, Virginia, converting it into corporate headquarters.

Leased Facility Build-Outs. Multiple build-outs, totaling 260,000 square feet throughout North America, including data centers, software development facilities and corporate offices.

RESIDENT ARCHITECT, 12/86 to 3/90 with The Ritchie Organization, Architects and Planners, Newton, Massachusetts. Assigned full time at project site, Montefiore Hospital, Pittsburgh, formerly a 400-bed teaching and research hospital. Responsible for planning, phasing and construction administration. Projects included:

Clinical Facility Projects. Surgical suite expansion and renovations in excess of 34,000 square foot, new 16,000 square foot surgicenter, new 1.5 tesla MRI, in addition to a broad spectrum of secondary projects in procedure, treatment, diagnostics and biomedical research environments.

Infrastructure Projects. New, ground-up chiller building, major subterranean emergency generation and primary transformation facilities, major mechanical penthouse expansion, new granite entrance plaza and loggia, in addition to spectrum of secondary plant engineering projects.

ARCHITECT, 7/85 to 11/86 with American Bridge Engineering, formerly a Division of USX Corporation, Pittsburgh, defunct as of 11/86. Responsible for general architectural and engineering coordination. Projects included adaptations of the Marriott Hotel “Courtyards” prototype to site-specific conditions at various locations throughout US.

CONSTRUCTION MANAGER, 5/84 to 7/85 with Ariston Corporation, Pittsburgh. Responsible for bidding, subcontracting and construction operations. Projects included banking, medical and redevelopment of existing apartment complex.

PRE-PROFESSIONAL EMPLOYMENT. Employment prior to entering graduate school in 9/81: periods 1/76-12/76 and 8/78-4/79, construction in Southwest and New Jersey respectively; and period 5/79-8/81, publishing in New Jersey.
